| HOUSES: Spring Cove Houses |
The Forest Houses (Houses 1-4) evoke the metaphor of timber lodges set against a large stand of forest trees. They are dwarfed by the height of the trees, some of which exceed 20 metres in height. They are designed to create a visual and material transition between the existing urban residential character of the Wood Street and Osbourne Road areas and the more contemporary, innovative and environmentally attuned designs of Zone B and Zone C housing in Precincts 5 and 10. They lie under the vast canopy of mature trees that mark the edge of the St Patrick's Estate. As a thematic group, they incorporate a suite of pitched roof forms, masonry and timber walling, passive solar design principles and a balance between privacy and outlook.
The Plateau Houses (Houses 6-10) evoke the metaphor of five fingers of an outstretched hand impressed on the landscape. The finger tips (living room terraces) are the principal areas within each house enjoying the water views of North Harbour and Cannae Point to the south, while the length of each finger ensures extensive solar access to as many rooms as possible within the house. The southeastern side of each finger is relatively closed and protected, while the northwestern side is relatively open and transparent, ensuring both building and landscape privacy between buildings. |
